Frequently asked

The questions we get
most often.

Real answers, written the way we’d actually say them on the phone.

How do I know if I need a repair or a full replacement?

A few telltale signs your roof is past patching: shingles that are curling at the edges or have lost most of their granules (you’ll see those granules in the gutters and downspout outlets), interior staining that comes back after a previous repair, daylight visible through the attic in spots that aren’t vents, or a roof that’s already past the 20–25 year mark.

We’ll come take a look and tell you honestly which side of the line you’re on. We’d rather repair something than sell you a roof you don’t need.

How long does a new roof installation take?

For a typical single-family home on Vancouver Island, most asphalt shingle roofs take 2 to 4 days. Metal roofs usually run 4 to 7 days. Larger homes, complex roof lines, and tear-offs with multiple existing layers can push that out.

We’ll give you a realistic schedule with the written quote and keep you posted if anything changes.

Do you provide written quotes?

Always. Every quote we give is in writing, line-itemed, and valid for 30 days. The number on the quote is the number on the invoice — unless we find something unexpected during the work (rotten decking, hidden damage), in which case we stop, show you photos, and get your sign-off before we add anything.

Are you licensed and insured?

Yes. R.A. Roofing LTD is fully licensed to operate in British Columbia, carries liability insurance to protect your property, and our entire crew is covered under WorkSafe BC. We’re happy to provide proof of any of these on request — and we’d encourage you to ask the same of any contractor who’s working on your home.

What roofing materials do you use?

We install architectural laminate asphalt shingles from major manufacturers (BP, IKO, GAF, Malarkey), metal roofing in standing-seam, exposed-fastener, and metal-shake profiles, and the full envelope of underlayments, ice-and-water shield, flashing, and ventilation that goes with them.

We’ll walk you through the realistic options for your roof and your budget, and explain the trade-offs in plain language — no upsell to whatever has the biggest margin.

Do you offer any discounts?

Yes — we offer a discount to seniors, currently serving or retired military members, and first responders (police, fire, paramedics). Just mention it when you book your quote. No paperwork, no jumping through hoops.

What areas do you serve?

We work across Vancouver Island from Duncan to Courtenay — Duncan, Cobble Hill, Cowichan Bay, Mill Bay, Shawnigan Lake, Chemainus, Ladysmith, Nanaimo, Lantzville, Parksville, Qualicum Beach, Royston, Courtenay, Comox, Cumberland, and the smaller communities in between.

Outside that range? Ask — if it’s not a fit for us, we’ll point you to someone we trust.

What is WorkSafe BC and why does it matter?

WorkSafe BC is the provincial workers’ compensation board. Any contractor working in BC is supposed to be registered and “in good standing” with them — which means they’re paying premiums that cover their workers if someone is injured on the job.

Here’s why that matters to you: if you hire a contractor who isn’t covered, and one of their workers is injured on your property, you can be held personally liable for those costs.

Always ask any contractor — us included — for a current WorkSafe BC clearance letter before they start. It takes 30 seconds, costs nothing, and can save you from a very bad day later.

Do you work year-round?

Yes, with one caveat: we don’t install in driving rain or below freezing. Both shorten the life of the materials and aren’t safe to work in. Winter installs are absolutely possible — we just plan around the weather and let you know if the schedule needs to slide a day or two.

Emergency repairs (active leaks, storm damage) we’ll respond to regardless of season.
